Process of making a contract:

1) Clarify and confirm the terms you desire

   e.g. location you’re considering, condition of the rooms, desired  initial costs, etc.

2) Check that the rooms, facilities, and surrounding area are to your satisfaction

    e.g. neighborhood, supermarkets, convenience stores, hospitals, etc.

 3) Apply for or make a reservation for the room or property you like

 4) Sign a contract- You will likely require an official seal (Japanese hanko) when  signing - You may also be required to pay a deposit or down payment

5) Receive a key

‚ Documents you need when you sign a contract

1) Basic required documents

- A certificate of residence (called “jūminhyō” in Japanese)

 - Resident Card (formerly the Alien Registration Card)

 - Passport

 - Visa

 - Certificate of earnings (called “shotokushoumeisho” in Japanese) for workers

 - Certificate of student status (called “zaigakushoumeisho” in Japanese) for students

 - Fire insurance policy (called “kasaihoken” in Japanese)

 

   REQUIRED: A co-signer or guarantor (may be gotten through a   guarantor company)

ƒ Money you need when you sign a contract (details):

  1. Shikikin (security deposit) which will be returned when you leave

  2. Reikin (key money) a traditional Japanese non-refundable payment to the owner

  3. First month’s rent + first month’s maintenance/common service fee (kyoekihi)

  4. Chukai tesuryo (agency processing fee of one month’s rent + sales tax)

  5. Kasai hokenryo (fire insurance fee)

  6. Guarantee fee (when you use a guarantor company) of one month’s rent at most

     

    Example:

                  Advance rent                              ¥50,000 (1-month rent)

                  Maintenance/service fee       ¥3,000 (1-month fee)

                  Security deposit                          ¥50,000 (1 time, refundable)

                  Key money                                   ¥50,000 (1 time, non-refundable)

                  Guarantee fee              ¥50,000 (if a guarantor company is used)

                  Fire insurance fee                        ¥20,000 (2 years)

                  Agency fee                                     ¥54,000
